The developers have proposed a maximum floor area ratio (FAR) of 0.40 for the northern portion and 0.25 for the southern portion of the site, which relates to the size of buildings rather than impervious surfaces or parking areas.
Staff members highlighted that the project aligns with the county's comprehensive plan and is compatible with surrounding land uses. They noted the importance of adequate buffering and setbacks, proposing a 40-foot front setback and a 25-foot surrounding setback, along with a 100-foot height restriction adjacent to other properties.
