In a recent government meeting, the Henry County Board of Commissioners approved a request for relief from development standards for a property spanning approximately 1.16 acres. The motion was presented by planner Alexius Jones and received unanimous support from the board.
The meeting also featured a significant rezoning request from Holt Homes Company, LLC, seeking to transform a 21.50-acre site at the intersection of Jonesboro Road and Chambers Road from C1 Neighborhood Commercial and OI Office Institutional to R5 Single Family Residence. The proposed development includes 174 townhome units, designed in a modern farmhouse style, with a mix of rear and front entry options.
Assistant Director Kamah As Salam outlined that the property is currently zoned for commercial use but has a future land use designation of high-density mixed use, allowing for 8 to 20 units per acre. The proposed development aims for a gross density of 8.1 units per acre, which aligns with the area's zoning regulations.
The board discussed the implications of the rezoning, particularly in relation to the ongoing widening of Jonesboro Road, which is expected to be completed by late 2027. The developer will be required to dedicate up to 35 feet of right-of-way for this project, facilitating the road expansion without additional costs to the county.
Garrett Smith, representing Pulte Group, emphasized the project's alignment with community needs, targeting empty nesters and first-time homebuyers. The development will include amenities such as pocket parks and a dog park, although it will not feature a gated entrance or a pool, as the target demographic prefers access to nearby commercial amenities.
The board's approval of the rezoning request is contingent upon 15 conditions, including a stipulation that no building permits will be issued until the road widening is completed or by January 1, 2027, whichever comes first. The meeting concluded with no public opposition to the project, indicating community support for the proposed development.
