In a recent government meeting, significant discussions centered around two rezoning requests in Henry County, Georgia, aimed at facilitating residential developments.
The first request, presented by Kamal As Salam, sought to rezone a 21.5-acre property for a townhome development. However, the board unanimously voted to deny the request, signaling a halt to the proposed project.
The second request, introduced by planner Faith Acuda, involved a 10.7-acre property located at 297-309 Peach Drive. The applicant, Faizal Suparwala, proposed a rezoning from residential agricultural (RA) to single-family residence (R5) to develop a detached cluster home community. The original plan included 66 townhomes, but it has since been revised to propose 45 single-family homes, resulting in a net density of 8.3 dwelling units per acre.
The future land use designation for the property supports a density of 4.0 to 12.0 dwelling units per acre, aligning with the proposed development. Staff recommended approval of the rezoning with 12 conditions, although these conditions may be subject to change before the upcoming board of commissioners meeting.
