In a recent government meeting, the planning commission reviewed and approved a final site plan for Hoskin Trucks, a proposed used truck and vehicle dealership located at 1175 West 500 North. The site, covering 1.88 acres, is currently home to a non-conforming building that will undergo significant upgrades to meet city codes, including improvements to landscaping, drainage, and parking facilities.
The applicant, Kaden Hoskins, along with engineer Greg Day and property owner Kenny Knight, presented the plan, which includes displaying up to 50 trucks on-site. The existing structure, previously a marine shop, will be enhanced with a new sidewalk, curb, and gutter, as well as improved trash receptacles and a larger public parking area. The project aligns with the West Centerville neighborhood plan, which aims to revitalize the business district and improve the area's overall appearance.
A conditional use permit is required for the dealership due to its classification under the commercial very high zoning category. This permit ensures that potential impacts on surrounding businesses, such as noise and traffic, are evaluated. The commission emphasized the importance of maintaining public safety and minimizing disruptions to the neighborhood.
During the meeting, concerns were raised about the access points for the site. It was confirmed that the only entrance will be from 500 North, which will be narrowed to comply with city standards. The applicant assured that vehicle unloading would primarily occur on-site, minimizing any potential disruptions to traffic.
The commission unanimously approved the site plan with conditions, including the requirement for a public access easement to facilitate sidewalk access along 500 North and, if applicable, 1250 West. This easement must be submitted for city council approval prior to the issuance of a building permit or certificate of occupancy.
The approval marks a significant step towards revitalizing the aging site and enhancing the business landscape in the area, with the potential to bring new vitality to the west side district of Centerville.
