During a recent Winter Haven City Commission meeting, significant discussions centered around zoning changes and utility rate adjustments. The commission reviewed a request to rezone a 3.68-acre parcel from a Planned Unit Development (PUD) to a Multi-Family Residential Low Density (R-3) designation. This change aims to facilitate the development of duplexes, providing a mix of housing options in an area primarily surrounded by residential properties.
John Bannon, representing the applicant, highlighted that the proposed project would consist of 32 units, generating minimal traffic impact—approximately 10 peak hour trips in each direction on Buckeye Loop. He emphasized the compatibility of the R-3 zoning with existing residential uses and noted that the site is buffered by roads and other properties, which would mitigate potential disruptions.
The commission unanimously adopted the ordinance to rezone the property, reflecting a strategic move to enhance affordable housing options in the community.
Additionally, the commission addressed Ordinance O-24-41, which amends utility rates for water, wastewater, and reclaimed water services. The new rate schedules will take effect from October 1, 2024, through 2028, with an automatic annual increase starting in 2029. This adjustment aims to ensure the sustainability of utility services in the growing city.
The meeting concluded with both ordinances receiving approval, marking a step forward in the city’s development and infrastructure planning.
