During a recent government meeting, officials discussed several ongoing and proposed development projects collectively referred to as the Terra developments, located within the city of Alachua. The projects include Terra April, Terra Forest West, Terra Forest East, Terra Baywood, and the proposed Tomoka Hills golf course.
The meeting highlighted that these developments have already received various levels of approval, with some currently under construction. Terra Baywood, the easternmost project, has received final approval and is actively being built. Terra Forest East also gained final approval in July, while Terra Forest West has sparked community concern due to its density of four units per acre, which maximizes the allowable residential units in the area.
The zoning for these projects varies, with Terra April designated for community commercial use, allowing for multifamily housing and commercial activities. Additionally, stormwater management plans are being proposed for Terra April to address runoff from nearby I-75.
Officials emphasized that all developments are within the city limits, ensuring that they adhere to local zoning regulations. The meeting concluded with a focus on the need for further public discussions regarding the developments, particularly concerning community feedback on density and environmental impacts.
