Wayne County property values surge as market shifts

During a recent government meeting, officials discussed the upcoming adoption of a comprehensive appraisal manual aimed at standardizing property valuations in Wayne County. The manual includes base rates for various structures, depreciation schedules, and detailed instructions on property appraisal methods. Public comments were invited ahead of the formal adoption scheduled for next month.

A significant point of discussion was the county's current property tax values, which are reportedly about 33% lower than market values based on a recent sales ratio study. This study, which analyzes a random sample of property sales, indicated that the county's tax values reflect only 66.35% of the actual market value. To illustrate the current market trends, officials presented a case study of a house that has seen a dramatic increase in value over the past several years. Originally sold for $221,500 in 2018, the property was valued at $250,000 in 2021 and recently sold for $320,000 in July 2024, marking a 45% increase in value. This example underscores the rapid appreciation of property values in the county, further emphasizing the need for updated appraisal practices to reflect these changes accurately.

As the county prepares for the adoption of the new appraisal manual, officials are focused on ensuring that property tax assessments are fair and reflective of the current market, aiming to enhance transparency and equity in the property tax system.
