Planning Commission greenlights major outdoor amphitheater project

The Planning Commission has officially approved the Grand Action Foundation 2.0's request for a final site plan review for a new 12,000-seat outdoor amphitheater located at 201, 225, 233, and 301 Market Ave Southwest. This decision aligns with the city's master plan and zoning ordinance, aiming to enhance neighborhood access to the Grand River and promote a pedestrian-friendly environment.

The amphitheater's design incorporates high-quality materials and architectural features that reflect the city's commitment to enduring character and place-making. Key elements include strategically configured building heights to maximize river views, clearly defined entrances, and a design that enhances pedestrian activity. The project also adheres to the Grand River Overlay District's requirements, ensuring that it does not impede the development of surrounding properties.

Conditions of approval for the project include maintaining previously established guidelines from June 22, 2023, and submitting a revised landscape plan to mitigate the visual impact of a solid metal fence along Market Avenue. The landscaping will feature varying heights of trees and shrubs to enhance the aesthetic appeal of the site.

In a separate agenda item, the commission revisited a request for 600 Bridge Street Northwest, where the applicant seeks to amend a prior approval for a bar and restaurant to include outdoor seating with alcohol service and a full parking waiver. This request follows an earlier approval for the establishment to operate past midnight, indicating a continued effort to expand nightlife options in the area.
