The request aims to rezone the property from its current classifications to the R4 75 100 Square Foot Residence District with a Planned Residential Development Overlay District. The proposed development includes plans for nine single-family dwellings, along with necessary street improvements and public space dedications.
However, the Department of Planning expressed significant concerns regarding the density of the proposed development. Initially, a 12-lot plan was presented but was rejected due to its inconsistency with the Town Center plan. The department ultimately recommended a reduction to seven lots, emphasizing that the homes facing Etherton Road should have side-entry garages to maintain the aesthetic of the area.
Key issues raised during the discussions included stormwater management, parking, and the lack of usable public space in the original proposal. The department highlighted that any new developments must not negatively impact existing homes and their lots. As part of the revised recommendation, improvements to Etherton Road, both vehicular and pedestrian, were mandated, along with compliance with stormwater management requirements set by the Metropolitan Saint Louis Sewer District.
