In a recent government meeting, officials discussed the ongoing development at 5819 Mile, located at the intersection of 19 Mile and Mound Road. The site currently features an operational gas station and a retail building, with plans for a second phase that includes an office space yet to be constructed.
The proposed changes to the site plan include the addition of a Dairy Queen, which will occupy approximately 1,240 square feet, featuring a 260-square-foot freezer that will be screened on three sides by a 12-foot wall. The existing Red Barn Market will continue to operate in a larger space of 5,920 square feet. The Dairy Queen is expected to have extended hours from 10 AM to 10 PM daily, providing eight sit-down spaces and a drive-through option.
To enhance the site's aesthetics and mitigate noise from the freezer unit, the applicant has committed to planting seven Norwegian spruce trees, five of which have already been planted. The landscaping will revert to the originally approved plan once construction on the second phase begins.
Concerns regarding noise emissions from the freezer were addressed, with the unit expected to emit around 70 decibels at a distance of 10 feet, comparable to the sound of a washing machine or television. The distance from the unit to the nearest residential property line is 189 feet, with additional noise mitigation measures in place, including a six-foot tall berm with evergreen plantings along the southern property line.
City planning officials expressed confidence that the measures taken will sufficiently reduce any potential noise nuisance, aligning with city zoning ordinances that regulate noise levels in different districts.
