In a recent government meeting, officials discussed the preliminary plat for a proposed subdivision located south of East Lampkins Ridge Road. The site, which includes four lots, has been evaluated for its buildable area and environmental constraints. Lot 1, which features an existing single-family residence, spans 4.706 acres, while the other lots range from 3.172 to 37.902 acres, with the latter being the parent parcel subject to a 25-year subdivision moratorium.
The meeting highlighted the issuance of new septic permits for the proposed lots, with the exception of Lot 1, where a septic system is already in place. Utility access has been confirmed, with water provided by East Monroe Water Corporation and electricity from Duke Energy. The property is also subject to environmental regulations, particularly concerning slopes greater than 18%, which are protected from land disturbance.
The highway department provided input on the necessary right-of-way dedication along East Lampkins Ridge Road, which has been addressed in the plat. Additionally, the plat committee has recommended approval of the preliminary plat, contingent upon the inclusion of septic system locations.
Concerns from local residents were noted, including a letter from a neighbor expressing apprehension about the development. However, a letter of support from another resident indicated backing from some community members. The planning staff recommended approval of the preliminary plat and the waiver for the one-acre buildable area, citing compliance with local ordinances.
The meeting concluded with an invitation for questions, as officials prepared to finalize the approval process for the subdivision.
