The project, encompassing 58,572 square feet and 45 residential units across eight stories, is situated within 500 feet of two historic landmarks: properties located at 2120 to 2140 Salcedo Street and 235 Mallorca Avenue.
According to the Coral Gables Code, any development utilizing TDRs near historic sites requires a review by the Historic Preservation Board to assess potential impacts on the historical, architectural, or aesthetic character of the area. The staff report indicated that the proposed development would not adversely affect the historic properties, leading to a recommendation for approval.
George Navarro, representing the project, emphasized that the design incorporates elements from the surrounding architecture, including the historic buildings, while noting that the new structure is not directly adjacent to the landmarks, minimizing visual impact. The project has also been granted level 2 bonuses by the Board of Architects, which recognizes its compliance with existing zoning regulations.
