In a recent government meeting, officials moved forward with a significant amendment to the Blackstone Planned Unit Development (PUD), which will see an increase in residential units and site acreage. The amendment, presented by Rosanna, involves a request from Mullins LLC on behalf of RC Florida Ventures LLC to add approximately 62.67 acres and an additional 1,667 residential units, bringing the total to 2,412 units across 1,365 acres.

The project, located in the Mossyhead community on the north side of US Highway 90 West, is currently zoned for general commercial and rural residential use. The future land use designation aligns with the proposed development, although officials noted several outstanding environmental concerns, particularly regarding wetland impacts and preservation requirements. The applicant has indicated that there are no significant environmental impacts beyond infrastructure needs, but further reviews are pending.

Cliff from Nauer Never Engineering, representing the project, emphasized that the site has been in development discussions for over 15 years. He confirmed that a complete environmental assessment has been conducted, although the final report is still awaited. The project aims to maintain a density of two units per acre, which complies with zoning regulations.

Concerns were raised regarding potential impacts from nearby Eglin Air Force Base, with officials noting that they have yet to receive a definitive response from Eglin regarding the project's compatibility with their operational zones. The meeting concluded with a motion to proceed with the amendment, contingent upon addressing the remaining comments and concerns from various stakeholders.
