In a recent government meeting, officials discussed a proposal to rezone a 92-acre parcel in Franklin Township from a mix of general business and agricultural zones to light industrial. The area, strategically located between State Road 3 and the Hays landfill, is seen as a prime candidate for industrial development due to its accessibility and proximity to existing light industrial operations, such as Boar's Head.
The request aligns with the community's comprehensive plan, which emphasizes the necessity of industrial uses for local growth. Proponents of the rezoning highlighted that the change would not constitute spot zoning, as it complements the existing light industrial zoning across the road. They argued that the development would facilitate a natural progression of industrial growth along a major transportation corridor, which is crucial for attracting potential industrial users.
To address concerns from nearby residential areas, the developers committed to implementing a 30-foot landscaping buffer between the proposed industrial site and County Road 400. They also assured that they would adhere to the county's corridor standards without seeking any variances.
The light industrial zoning is designed to promote clean and quiet businesses that operate within enclosed structures and generate minimal traffic, serving as a transitional area between heavy industrial and business districts. The Redevelopment Commission (RDC) plans to actively seek tenants that fit this profile, aiming to foster a balanced industrial environment that benefits the community while minimizing disruptions.
