The proposal aims to merge these lots, which are approximately a quarter of an acre each, into a single lot of just under half an acre. The area is designated as a resort specially planned area, allowing for high-density development, although current structures in the vicinity typically adhere to residential single-family zoning standards.
The planning staff expressed support for the lot combination, noting that there are no maximum lot size restrictions in the current zoning district. However, they recommended establishing minimum setbacks of 20 feet for the front, 15 feet for the sides, and 20 feet for the rear yard to ensure adequate spacing and safety. Additionally, the curb cut for the property should be positioned as far from the intersection as possible to enhance safety for incoming and outgoing traffic.
The maximum allowable house size on the newly combined lot could increase to 4,100 square feet, based on the existing regulations of the homeowners' association (HOA). The meeting also highlighted the importance of preserving existing topography and native vegetation, with any disturbances limited to designated areas.
No public comments were received during the hearing, and the commission ultimately moved to make a positive recommendation for the lot combination to the town council, paving the way for further development in the area.
