This change aims to facilitate a mixed-use development that includes ground-floor office space and 89 residential units across four stories.
The proposed development is designed to enhance the urban landscape, aligning with the Old Town Character Plan. The new zoning would allow for a maximum building height of 66 feet, significantly higher than the current limit of 36 feet. However, the applicant plans to construct the building at 56 feet, which is within the new zoning parameters. The project is expected to provide a density of 30.4 dwelling units per acre, below the maximum of 50 allowed under the proposed zoning.
Key features of the development include a parking garage, tree-lined sidewalks, and a pocket park that will remain accessible to the public. The design incorporates a step-back feature to ensure the building's massing is consistent with surrounding structures, particularly the nearby Inspire condominiums, which underwent a similar rezoning process in the past.
