During a recent government meeting, officials discussed the proposed rezoning of nearly 50 acres in Silver Springs from R1 to R3, which would allow for a density of 3.5 units per acre. The area, located on the west side of County Road 900 East, is currently surrounded by various residential developments and an industrial site, including the new Sephora building.
The rezoning request, submitted by Lennar Homes, aims to develop a mix of 101 townhomes and 76 single-family lots. The proposal has faced delays primarily due to challenges in obtaining a traffic study and aligning architectural standards with the town's Unified Development Ordinance (UDO).
Officials noted that the current zoning designation of R1, which allows for lower density, was confirmed to be accurate based on the latest zoning map adopted in 2022. The proposed development would not align with the town's comprehensive plan, which designates the area for retail use. However, the planning staff argued that the presence of two residential stub streets provides adequate access for a residential development, making it a suitable alternative.
Concerns were raised regarding the architectural uniformity of new homes in the area. To address this, the planning staff has worked with the petitioner to introduce more varied architectural elements to prevent a monotonous streetscape. This includes guidelines for different home styles and additional amenities to enhance visual diversity.
The meeting underscored the ongoing balancing act between residential development and the need for commercial infrastructure in the area, with officials emphasizing the importance of providing local retail options to reduce traffic congestion on major roads. The proposal will continue to be evaluated as the town seeks to accommodate growth while maintaining community standards.
