During a recent government meeting, Jesse Christianson from HECO Engineers presented plans for the Stockyard Business Park, a proposed development in Nampa, Idaho, featuring 12 commercial lots and one common lot. The project aims to create small office warehouse spaces on approximately half-acre lots, with some flexibility in layout to accommodate larger buildings if necessary.
Christianson highlighted the challenges faced in connecting the site to city sewer systems, which are located over a mile away. As a result, the city has shown openness to the use of septic systems, pending approval from the Department of Environmental Quality (DEQ) and Southwest District Health. The project has already undergone several predevelopment meetings with city officials, and a drain field analysis has been completed.
The site, currently zoned for heavy industrial use, is situated near various industrial facilities, including a trucking yard and grain storage. City planner Krissy Watkins confirmed that city sewer, water, and pressurized irrigation systems are available, although they are quite distant from the site. The development will also include a required 10-foot walking pathway along Second Street South.
Watkins noted that the project does not necessitate a full traffic impact study, but a turn lane warrant analysis will be required for the two approaches to the site. The Nampa Fire Department indicated that the property is within a reasonable response time for emergency services.
As the meeting progressed, the commissioners discussed the proposed conditions of approval and potential motions for the project. The development aims to revitalize the area, previously occupied by an old stockyard, into a functional commercial subdivision, contributing to the local economy and infrastructure.
