In a recent government meeting, officials discussed a significant rezone application for an 8.41-acre property located at 3600 West Nellis Drive. The site, currently designated as IL Light Industrial, is part of the McAnellis subdivision, which was annexed in 2004. The property has a history of development agreements, including a conditional use permit granted in 2018 for church use and subsequent approvals for additional structures to support youth and adult ministries.
The applicant is seeking to rezone the property to CC Community Business, which would allow for the continued operation of a private Christian school currently housed within the church. The existing IL zoning prohibits such educational institutions, while the proposed CC designation aligns with the comprehensive plan's future land use map, which designates the area for mixed-use non-residential development.
No new construction is proposed at this time, but plans for future development include moving the school to new buildings planned for the east side of the church and eventually constructing a new school to the west. To facilitate this transition, city staff recommended establishing a new development agreement specific to the property, which would replace the existing agreements tied to the McNellis subdivision.
This rezone application reflects a broader trend towards accommodating educational institutions within community business zones, aligning with the city's growth and development strategies. The meeting underscored the importance of adapting zoning regulations to meet the evolving needs of the community while ensuring compliance with existing land use plans.
