New affordable housing project aims to transform North Omaha

In a recent government meeting, the city council approved several significant zoning changes aimed at enhancing local development and addressing housing needs.

The council unanimously passed an ordinance to rezone property at 7105 Military Avenue from a General Commercial (GC) District to a Community Commercial (CC) District. This change will facilitate the construction of a new Pizza Hut and a potential coffee shop or drive-through on the site, which consists of two vacant lots. The timeline for this project is anticipated to begin next year.

Additionally, the council considered two other ordinances to rezone property northwest of Skyline Drive and Stanford Street, maintaining the current Doctor District and R4 District designations. Both measures received unanimous approval.

A more extensive discussion centered on a transformative project proposed for the area south of 18th and Willis Avenue. The plan involves rezoning from GC and R4 districts to an R7 district, establishing a Planned Unit Residential (PUR) overlay, and amending the city's master plan to allow for high-density residential development. The project aims to redevelop Chambers Court, currently owned by the Omaha Housing Authority, into a mixed-income housing community that preserves affordable units while introducing new market-rate housing.

Jake Hoppe of Hoppe Development outlined the project's vision, emphasizing community engagement and the preservation of the historic garage associated with Chambers Court. The proposal includes 130 units of affordable housing, with plans for additional amenities and improved safety features based on resident feedback. The project is set to submit a tax credit application soon, with construction expected to start next summer.

Community members expressed strong support for the project, highlighting its potential to revitalize the area and provide much-needed housing options. Councilwoman Johnson praised the developers for their commitment to community involvement and the legacy of Senator Ernie Chambers, ensuring that local voices are heard throughout the development process.

The council's decisions reflect a proactive approach to urban development, aiming to balance commercial growth with the pressing need for affordable housing in the community.
